WELCOME

Happy birthday, Estate Media!

Three years ago, Estate Media launched with a simple idea: real estate deserved better media. Since then, the network has grown to more than 75 million followers, 350 million views, 20 original shows, and 500,000 newsletter subscribers—with 35-plus talent partners and 150-plus brand campaigns along the way. Not too bad for a three-year-old. 👏

SHARPEN YOUR SKILLS: Today’s Top Podcast Rec 🔊

After going his first 30 days in his first sales job without a single deal, Jeremy Davis became a top door-to-door producer within the company. When he transitioned to real estate, he applied the same scripts and techniques—and sold 75 homes in his first year. On this episode of Rise Above the Ranks, Jeremy joins James Harris to share how role-playing, prospecting, coaching, and consistent daily systems helped him build a scalable career without relying on shortcuts. Watch the full episode to learn why the fundamentals still win—and how to put them to work in your own business.

TRACK THE MARKET: The entry point to luxury continues to lower

In any given market, “luxury” properties are those in the top 10% of average local home prices. What qualifies as a luxury home isn’t determined by one universal price point—it depends on where a property falls within its local market. Realtor.com’s latest luxury market report shows that the threshold has continued to drop across every luxury tier, with August’s seasonal decline proving even steeper than usual. In effect, this means the admission price to luxury was lower in August than in the months prior, and remains on the decline. Still, the picture varies considerably by location: some markets have a wide selection of high-end homes, while others jump quickly from more accessible luxury into a small pool of trophy properties.

According to the report:

  • “Luxury” homes now begin at $1.2 million nationally, down 4% from both July and August 2025.

  • “Ultraluxury” (properties within the top 1% of home prices) begins at $5.16 million, more than four times the entry-level luxury threshold. In Los Angeles, the top 10% begins at $3.92 million, while the top 1% starts near $22 million.

  • Luxury listings spent a median of 74 days on the market, four fewer than last August, even as the share of million-dollar listings declined slightly to 12.7%.

WHAT’S NEW FROM ESTATE MEDIA

Josh & Amanda’s “co-listing” catastrophe

Some luxury home tours are to-the-point and informative. Some simply highlight the most incredible aesthetic features of the property. And then there are home tours with Josh Flagg and comedian-slash-content-creator Amanda McCants…

This Laughs & Listings is technically still a home tour, but don’t expect to get the facts and figures on this increasingly questionable walk-though of one ultra luxe Beverly Hills estate. Between Amanda’s two-month career in real estate, her unconventional advice for buyers, and Josh’s candid assessment of her professional future, lets just say the house isn’t the star of this show. Tap to catch the full episode and find out if Amanda will land the offer—or leave real estate altogether.

TIPS & TAKEAWAYS

Want to add ultra wealthy buyers and sellers to your leads list?

Study the client, not just the market you’re offering them a buying or selling opportunity in. Ultra-wealthy buyers often value privacy, time, access, and efficient decision-making more than visible displays of wealth. Agents who protect their discretion, filter out unnecessary choices, and anticipate what will matter uniquely to each client can deliver the level of service this high-income audience expects.

Read the latest edition of The Blueprint for six lessons James Harris has learned from working with the ultra-wealthy.
