The Trend I Have Never Seen Before

Hello! Oh, my stars and stripes, I am feeling like a paragon of efficiency because it’s video filming day. That means I sat down and banged out 38 videos this morning in two and a half hours. Now I don’t have to even think about making video content again for a month, so I am feeling extra good right now
At this time of year, everyone likes to talk about the trends they predict. And I have to tell y’all, I am encountering a trend I have never seen before, and I’ve been selling real estate since Jesus was a baby.
So let’s get right into it, right after this reminder of how we got here!

STORY TIME WITH GLENNDA
The articles all say something different when looking at real estate predictions for 2025, whether it’s the advent of the “suburban lifestyle” or the emphasis on sustainable/eco-friendly construction. We’re also hearing that home sales will rise and mortgage rates will moderate. But that’s not the biggest thing I’m seeing for myself.
The one thing I am seeing spans every buyer age group and all price points, and it’s nothing I have ever experienced before. From my point of view, the biggest trend in 2025 is that no one is shopping for their forever home right now. Everyone’s plan is for the short-term only.
To put it in dating terms, it’s not about finding Mr. Right—it’s about Mr. Right Now.
All of the buyers I’ve had lately are telling me they’re looking for a place they can live in for the next seven years and again, this permeates all price ranges. People are just not looking as far ahead anymore. No one’s hunting for their forever home. I think they’re just not as sure about the state of the world right now, so they are looking for a little more flexibility.
Even my sellers who have been in their homes for decades aren’t searching for their forever home to replace what they’ve had. I’m hearing that they want to keep their options open, that they may want to retire to the ocean or to the mountains; they just don’t want to get locked into something, not quite yet. A lot of them are talking about just renting until they figure out their next steps. This temporary outlook is something brand new.
Every time that I bought a house, I never ever bought it because I thought about resale, or I thought, I'm only going to be here five years, or this is temporary. And right now, people are buying based on current their state of life, not their future.
What we’re seeing is a generational mindset shift. Nothing lasts forever anymore. Your car doesn't last forever, your house doesn't last forever, your job doesn't last forever. It used to be that our parents worked at the same job forever, they lived in the same house forever, drove the same car forever. (And let’s be honest, your mom had that same hairstyle forever.) But that’s not how life is in 2025 anymore.
This move away from permanence impacts my business because I always looked for clients who were within 30 to 90 days of making a decision, whether they were buying or selling. That’s what we were taught. We wanted the hot leads. We wanted the bottom of the funnel. We wanted the people who are doing something now.
The big difference is, everybody is going to do something at some point because that’s how the market has changed. So if you limit yourself to who's going to transact in the next 30, 60, or 90 days, you've limited yourself. You've grossly limited your buyer or seller pool. Previously, I’d have never wanted to work with someone who wasn’t in that window, but it’s all different now.
Even though everything is changing and so much feels different, I have to say what an exciting time this is in real estate. There’s just so much more opportunity opening up for all of us because of this lack of permanence in the marketplace. So I say that instead of being pummeled by the tidal wave of change, we have to learn to ride that wave instead.
What that means for me is expanding what I do, because I am never retiring. (I mean, why would I stop doing what I love? And how bored would I be??) I spend a lot of time in Florida with my gentlemen friend and I have to tell you, when I walk that beach, it’s like being a kid in a candy store with no cash to spend! My plan is to get licensed in down there because when I meet people at cocktail parties down there, they ask me, “Oh, can you help me buy or sell down here?”
Well… I can’t help today, but I predict that if you give me a minute, I will.

Is this house beautifully refreshed? Yes, ma’am. Is it located on a quiet cul de sac with plenty of space for the whole family? Absolutely. Is the court tree-lined? I think y’all know that answer.
This listing is open concept, yet it still feels cozy. Plus there are a million little features that make this home absolutely unique, from the boat door in the basement to the walk-in pantry with work space.
While this would be a fantastic space for the next seven years, it sure would work for a lifetime, too.
