The latest update from the Sitzer/Burnett case is in. If you need a refresher: this was the landmark class action lawsuit over buyer agent commissions that triggered nationwide settlements from major brokerages. 

As of the application deadline last month, more than 2.5 million sellers have filed claims, and each is expected to receive around $250 from the settlement fund—pending final approval. If the courts give the green light, checks could go out as early as next year.

TRACK THE MARKET: Good news for late-year buyers

The gap between sellers and buyers just hit a record high, shifting the pricing power agents have been navigating since the selling slowdown started a few years ago. With nearly half a million more sellers than buyers currently in the market, homes are sitting longer, price growth is stalling, and some sellers are having to settle for less than the pandemic-era premiums they hoped for. Redfin now predicts nationwide prices will decline slightly by the end of the year, signaling the end of selling season and the welcome start of a buyer-friendly market. 

Why the sudden shift?

  • In April 2025, there were 1.9 million sellers and just 1.5 million buyers—a 33.7% gap, and the widest margin Redfin has ever recorded.

  • Median home sale prices rose only 1.6% year over year in April, the slowest growth rate in nearly two years.

  • 44% of active listings in April had been on the market for 60 days or more, the highest April share since 2020.
