In Q3, more homebuyers considered moving out of Austin, TX than moving in—marking the first net outflow for the pandemic boomtown in Redfin’s recorded history. 

What happened?

  • Remote work, coupled with historic low-interest rates, made Austin the most popular migration destination in early 2021, bringing in thousands of new homeowners.

  • That influx of buyers pushed median home prices up 75% by mid-2022.

  • In Q3, the number of Austin-based Redfin users looking for homes outside the metro more than doubled—an early sign that the migration trend is shifting.

But there’s a silver lining for homebuyers still interested in ‘keeping Austin weird.’ Median home prices are down 5% year-over-year, and down 20% from 2022’s peak. That’s the biggest home price drop in the country—and a great opportunity for local buyers.
