Rent runs steady

After the rollercoaster of rent hikes that sent tens of thousands of renters back home to their parents' spare room for 2020 and 2021, the US rental market is finally giving tenants a break. With asking rents barely nudging up over the past year, and a surge of new properties freshly on the market, renters across several major metros have more choices, better options, and a welcome sigh of rental relief.

By the numbers:

  • The median asking rent increased only 1.1% year-over-year, to $1,964 in January.

  • Vacancy rates are hovering around 6.6%—the highest seen since early 2021—giving potential tenants a bit more bargaining power.

  • Rental inventory continues to grow, with the number of recently completed apartments hitting a near 30-year high, while the number of under-construction apartments landed just below the record high.
