Today, we’re taking a trip to Utah. Home to soaring mountains, awe-inspiring scenery, and the world-renowned Mormon Tabernacle Choir. It’s also where you’ll find one of the largest private residences ever built in the United States, a 50,000+ square foot mansion in Springville, UT.
This listing caught my eye because, despite its sheer size (this place is larger than the average supermarket!), it still manages to feel homey – if you have a family of at least twelve, that is. Let’s check it out!
Here’s your obligatory exterior shot for the ‘wow’ factor:
The house sits on a bluff at the foot of the Wasatch Mountains, at the end of a private, gated lane. The driveway’s paver blocks sit atop a radiant heat system that controls the accumulation of snow and ice, so that’s pretty sweet.
I want to get to all the amenities that make this house feel like both a luxury resort and a family home, but first, let’s check out the reception because the Beauty and the Beast vibes are strong…
Moving on, I have to mention that this absolute palace “only” has six bedrooms. Most of them are pretty unremarkable, to be honest, but that only makes them a blank slate for the next owner.

And according to the sales booklet on this house’s website (yes, this house has its own website!), the primary suite’s closet is bigger than my first apartment. The closet also features a private spiral staircase down to my favorite feature of this whole place:
YOUR VERY OWN WATERPARK. Can you imagine spending lockdown in here with your 30 closest friends? What, you’ve never fantasized about having your own indoor lazy river? Your own grotto? Your own rope swing into a crystal clear pool?

When you’re ready to relax, you can send the kiddos to the playroom and take a load off in the 27-seat theater.
I’m probably obliged to mention that this property offers 13 bathrooms, a main kitchen and at least two other kitchen/wet bars, four laundry rooms, a mudroom with a dog wash sink (I need one!), a porte-cochère and 8-car garage, plus additional outdoor parking. It also features three separate office/library spaces.
The one thing I haven’t even talked about is outdoor space. I wanted to leave the best for last. Here’s an exterior shot of the rear of the house:
That’s a ground-floor patio, a covered deck with 23” ceilings, and private balconies off five of the six bedrooms. (At least whoever gets the sixth one knows where they stand, amirite?) The party possibilities are seemingly endless!
Not to mention, it sits on 156 pristine acres adjacent to hiking, equestrian, cycling, and motorsports trails. It’s 10 minutes from one of Utah’s most popular golf courses, 15 minutes from town for groceries and goods, and 35 minutes from a private airfield. You know, so you can just hop the PJ to your next business meeting.
If I had a cool 17.5 million bucks and, you know… the desire to live in Utah, I might jump on this one. What do you think? Is this one worth the cash or a hard pass?
