TRACK THE MARKET: REIT Shopping Spree

Real estate investment trusts (REITs)—companies that own or finance portfolios of income-producing properties—are buying again after several years of cautious dealmaking. Higher borrowing costs, fluctuating property values, and a stagnant commercial market had slowed acquisitions recently, but strong earnings, low leverage, and access to relatively affordable corporate debt are now giving REITs room to pursue new investments. Net acquisitions reached $15.5 billion in the second quarter, the highest level since early 2022 and a nearly 257% increase year over year.

  • Healthcare REITs purchased more than $9.5 billion in property, driven in part by growing demand for senior housing and limited new development.

  • Data centers continued to surge. Net acquisitions in the sector reached $4.2 billion, up 5,800% from the same period last year, while retail REITs purchased another $4.7 billion.

  • Funds from operations rose 12.4%, net operating income increased 6.8%, and average occupancy climbed to 93.8%. Taken together these figures show that REITs are financially and operationally healthy.

TIPS & TAKEAWAYS

Are mid-terms the happy medium?

Mid-term rentals (usually between 30 days and 11 months) can offer stronger cash flow than long-term leases with less turnover and upkeep than short-term stays. If you’re considering investing in potential mid-term properties, look for demand near hospitals, corporate projects, and universities, then use shorter bookings as-needed to fill seasonal gaps and reduce vacancy.

Read the latest edition of The Playbook for more on making mid-term rentals work harder for you (or your clients).
