WELCOME
Hey, all! I’m home for one day before I head off to Chattanooga and then I don’t go anywhere again until January. What a blessing it’s been to travel all over the country to speak to so many new people—and especially to listen.
Today I’m going to talk about what I’ve learned from interfacing with y’all and here’s a spoiler—the mindset is positive!
THE REALITY OF REAL ESTATE
I swear that every time I hear Zillow is into something new, I find myself gritting my teeth. So we already knew that Zillow was ramping up their mortgage business. Well, the big news now is that they’ve paired up with another entity and they’re going to be expanding their access to media for potential buyers.
Now, in the beginning, we were all on board with Zillow. We thought, “You’ve got a great pitch, you can package it well, and you can present it well. Praise the Lord and pass the money,” right? Because Zillow said, “Hey, we want the consumer to stay on your listing longer. That's why we need to do this.” What we didn’t realize is that they wanted our data—we never even thought about that. That we’d happily provide them our data to use against us was not even on our radar.
Now, with their new partnership, they’re going to be using even more of our media—yours and mine—that we paid for to market against us. They’re going to be sharing more interactive floor plans and photos and 3D tours that are our assets and won’t be benefitting us.

Your Mindset on Your Money and Your Money on Your Mindset
The best part of all my speaking engagements is definitely the listening. As much as I love being on stage, the part that really gets me where I live is hearing y’all share your experiences. (Another great part for me recently was having my son Lucas meet Jesse Itzler, who’s a self-made mogul, because I could not have put him in front of anyone more inspiring if I tried.)
Anyway, y’all know I do not delve much into politics and I try to limit my exposure to the news because it just stresses me out. But here’s what I can tell you now that we’re two weeks out of an election where there was a clear mandate—people are starting to feel more confident. People like my painter, my landscaper, my hardwood floor guy; they’re all immigrants and they all say they’re worse off than they were four years ago, yet they’re excited for the future.
The vibe I’m hearing is that they believe business is going to get better and that their taxes are going to go down. Ultimately, they’re feeling better about the states of their own personal economies. And that’s exactly what I’ve heard from so many of you over the past few weeks, too.
Now this is not me making an endorsement for either side—rather, it’s me saying that your mindset is a self-fulfilling prophecy. This attitude plays so much into your success that when you feel like you can’t fail, you won’t. For example, right now I am telling myself I am not getting sick and that my scratchy throat is just allergies. So when I interview my guru later today, it’s going to be amazing and I won’t lose my voice. I am willing this into being. You find that the more positive your self-talk is, the more you’re likely to experience a better outcome. So, if you believe business will be better in the coming year, then you’re setting yourself up for that success.
What’s wild is that I’ve gotten so many new listings since the election’s end and one of those has already resulted in an offer. Across the board in my area, listings are up 10% over the last seven days. Yet showings are down, which is odd. I’ve been digging hard into the data, trying to figure out what it’s telling me. I’m seeing the average listing price go up, as is the average amount of square footage, but the days on market are higher and the price reductions more steep. If I had to look into my crystal ball (which, as always, is cloudy every day but today), I’d say we’re not heading into a huge boom like in previous years, largely because when the stock market is up, the interest rates tend to stay the same.
Here is what I can predict, no crystal ball needed—if you want to excel next year, you must love on all the clients you have and have had. That’s just fundamental. There’s no better time than now to revisit all of them and let them know what’s going on in the market. I just heard a crazy statistic—71% of buyers end up going with the first real estate agent that they speak to. And 81% of sellers go with the first. What that tells me is that we all need to up our proactivity so that we’re the ones who are in front of them first. And we need to be telling ourselves that we’re going to have continued success because that will lead us to more success.
So here’s your assignment for the next few weeks. I want you to manifest success through positive thinking. First, I want you to practice gratitude. I know almost half of everyone here isn’t so happy right now, so I want y’all to look at what you can control. You can control what you’re grateful for. Acknowledge what’s positive in your life and focus on those things. When you have a negative thought, I want you to challenge it and reframe it with a positive affirmation. I want you to visualize your own success. The more your mind can picture those good things happening, the more your neural pathways will develop and lead you to believe what you’re envisioning is reality. And the more you can visualize that reality, the more likely you are to create it. Self-fulfill your own prophecy.
Like I said, you can’t control everything, but you can control your mindset, so make that mindset work for you.
