As a man in real estate, I’ll be the first to say it – single women are absolutely outplaying single men when it comes to homeownership. And the numbers back me up. Over 20 million single women own homes right now, versus just 14 million single men. So what are they doing that we’re not? Let’s get into it.

According to the National Association of Realtors, single women make up 21% of all homebuyers. Single men? A humbling 9%. And this gap has been widening for over two decades — it’s not a trend, it’s a movement.

Here’s the part that really got my attention: the median income for women homeowners is more than $10,000 less compared to single men. They’re earning less, and they’re still buying more real estate. As someone in this industry, I have massive respect for that. That’s discipline. That’s vision.

And look – this isn’t one demographic. Over the last 10 years, homeownership has climbed across divorced, separated, and never-married women. Divorced women jumped from 55% to 60%. Separated women from 33% to 39%. Never-married women from 30% to 34%.

What really caught my eye? The younger buyers. Women ages 25 to 34 grew their homeownership rate from 20% to 25% in just ten years. Women 35 to 44 went from 36% to 40%. In one of the toughest affordability markets we’ve seen, they’re still finding a way in. Honestly? That’s a masterclass.

Here’s my take as someone who talks to buyers & sellers every day. Single women are not sitting on the sidelines waiting for the perfect time, the perfect partner, or the perfect interest rate. They’re making calculated, long-term moves. And that’s exactly the mindset that builds real wealth.

Guys – and I say this with love – the data is telling us something. Single men are sleeping on one of the greatest wealth-building tools available to us. Homeownership. It’s time to close that gap.
